  • Texas Architectural Barriers Program (TDLR): Texas requires accessibility review and compliance verification on commercial construction and renovation projects above certain cost thresholds, performed by a Registered Accessibility Specialist (RAS). Parking lot restriping that affects accessible space configuration may trigger RAS review.
  • Penalty exposure: ADA Title III complaints can be filed by any individual encountering non-compliance. Resolution typically requires bringing the facility into compliance plus attorney fees. The cost of compliance during a routine restripe is far less than the cost of remediation under a complaint.

When Cheap Parking Lot Repair Costs You More

Some skip annual crack sealing because the cracks “look fine for now.” Two years later the same cracks have widened, the base layer is wet, and the customer pays patch-rate for damage that crack-seal-rate would have prevented.

Some use cold-mix patching for everything because it is fast. Cold mix has its place (winter emergencies, customer-facing fast fixes), but it is not a permanent repair on most commercial scope. The patch fails in 6 to 18 months and the customer pays again.
