A visitor walks up to your building. Before they read your signage, before they take the elevator up, before they sit down with your team, they have already formed an impression. They saw the windows. The streaks, the water spots, the mineral haze around the frames, the smudges at handle height on the entry doors. All of it registers in the same half-second. Windows are the only commercial cleaning surface that gets judged from the outside before anyone walks in.
That is what makes window cleaning different from every other recurring cleaning service. The work is done for the visitor, the tenant, and the leasing agent showing the space. When the windows look right, no one notices. When they look wrong, they get talked about.
Star Building Services has run commercial window cleaning programs across Texas since September 2008. Our crews work water-fed pole systems with deionized water for mid-rise buildings, IRATA-certified rope access for high-rise façades, traditional squeegee technique for storefront and ground-floor glass, and scaffolding for unique architectures. Every method runs under documented OSHA 29 CFR 1910.27 fall protection protocols and full general-liability coverage scoped for elevated commercial work. Our portfolio includes Memorial Hermann administrative offices, Saks Fifth Ave retail, the Houston Country Club, World of Hyatt properties, Greatwolf Lodge, Lamar University, and Stephen F. Austin University.

Why Windows Are the Only Surface Judged From Outside

- A visitor cannot see your janitorial program. They cannot see your floor restoration cycle, your hood cleaning documentation, or your three-layer QC inspection process. Those are operational realities that show up only when something goes wrong.
- Windows are different. They are public, they are continuous along the exterior of the building, and they fail visibly. Streaks run vertically when squeegee technique is wrong. Mineral haze accumulates when tap water dries on glass. Salt deposits in coastal areas leave a chalky residue. Industrial particulate creates a brown undertone that no amount of interior cleaning can hide. Hard water etching becomes permanent if it sits long enough.
- For Class A and B office towers competing for tenant renewal, retail storefronts that drive walk-in traffic, hotels and event venues where guests judge the property in the first 10 seconds, and any facility with public-facing glass, the windows are part of the brand. They are not a back-office cleaning concern.
The Method Decision: Squeegee, Water-Fed Pole, Rope Access, Scaffolding
The four methods used on commercial window cleaning are not interchangeable. Picking the wrong method is what creates streaks, water spots, missed sections, and safety incidents.
A typical SBS commercial window program runs water-fed pole for mid-rise (4 to 8 stories) at quarterly cycles, traditional squeegee for ground-floor and storefront on monthly or bi-monthly cycles, and IRATA rope access for high-rise (8+ stories) on biannual cycles with monthly storefront and lobby maintenance in between.
We do not push rope access on every job. If your building is mid-rise and water-fed pole reaches it cleanly, we will tell you that during the walkthrough. Rope access is the right method for high-rise façades, not a default.

Deionized Water and Why Streak-Free Results Are Not Optional

Houston and Dallas both have moderate-to-hard tap water, typically 7 to 12 grains of hardness, which translates to 120 to 200 ppm of dissolved minerals. Cleaning windows with tap water and letting them air-dry leaves visible mineral spotting within hours. The streaks you see on a building cleaned by an inexperienced crew are not poor squeegee technique alone. They are mineral residue from non-deionized water.
Star’s water-fed pole systems run deionized water filtered to under 10 ppm total dissolved solids (TDS). At that purity, water dries spot-free. The result is what window cleaning is supposed to deliver: clear glass that stays clear until the next cleaning cycle.
For traditional squeegee work on storefront and ground-floor, our crews use professional-grade glass cleaning solutions paired with proper squeegee technique. The combination matters. Wrong solution plus right technique still streaks. Right solution plus wrong technique still streaks. Both have to be correct.
OSHA 29 CFR 1910.27 and IRATA Rope Access Standards
Window cleaning above 4 feet is regulated under OSHA 29 CFR 1910.28 (walking-working surfaces, fall protection) and OSHA 29 CFR 1910.27 (powered platforms for window cleaning) for any work conducted from suspended platforms or window-cleaning anchors. The standards specify equipment certification, anchor-point load ratings, training requirements, and rescue plans.
For high-rise rope access window cleaning, the international standard is IRATA (Industrial Rope Access Trade Association) certification. IRATA Levels 1, 2, and 3 cover progressive technician qualification from basic rope access (Level 1) through site supervisor (Level 3). IRATA-certified rope access crews carry documented training records, equipment inspection logs, and site-specific rescue plans. This is the safety standard that separates professional high-rise window cleaning from uncertified climbers.
For water-fed pole and ground-level work, OSHA Subpart D walking-working surfaces protection applies. Anchor points, harnesses, and documented training are required for any work above 4 feet.
Star’s window cleaning crews operate under written OSHA-compliant safety plans for every site. Equipment is inspected pre-shift. Anchor points are documented for every high-rise account. IRATA-certified technicians lead rope-access work. Insurance certificates can be issued directly to your risk team or property management company on request.

Frequency by Exposure: Coastal, Urban, and Industrial
Window cleaning frequency depends on what your building’s exterior is exposed to. Texas environments vary, and a one-size-fits-all schedule misses the actual cleaning window for most facilities.
Coastal exposure (Galveston-adjacent, Bay Area, Clear Lake)
Salt spray accelerates mineral deposit accumulation. Recommended cycle: 4 to 6 full cleanings per year for exterior, with monthly storefront and lobby maintenance.
Hospitality and high-traffic retail (Greatwolf Lodge, Houston Country Club, Saks)
Guest perception and brand presentation drive frequency. Recommended cycle: monthly storefront and entry, quarterly full exterior, with seasonal supplemental cycles around major events or peak occupancy windows.
Healthcare administrative facilities (Memorial Hermann admin, MD Anderson admin)
Documented IAQ and infection-control programs frequently include glass surfaces in their cleaning protocols. Recommended cycle: monthly interior detail, quarterly exterior.
Urban Class A and B office (Houston Galleria, Energy Corridor, Plano corridor, Downtown Dallas, Las Colinas)
Standard particulate from traffic and HVAC return. Recommended cycle: 2 to 4 full cleanings per year for high-rise exterior, monthly to bi-monthly for ground-floor and lobby glass.
Industrial corridors (Houston Ship Channel, Highway 225, manufacturing zones)
Chemical particulate, dock dust, and process residue accumulate faster than typical commercial. Recommended cycle: 6+ cleanings per year for exterior, often paired with pressure washing for building façade cleaning.
We size frequency to actual exposure measured during the walkthrough, not a calendar default.
What Our Commercial Window Cleaning Program Covers
Every program is sized to building height, glass surface area, exposure environment, and access conditions. Core scope includes:
- Pre-job site evaluation: A walkthrough before the quote to assess access conditions, anchor points (for rope access accounts), water source location, glass surface inventory, and any specialty glass (stained, leaded, art installations) requiring careful handling.
- Method matching: Method selected per surface category and access conditions, documented on the work order.
- Interior glass cleaning: Lobby glass, conference room partitions, interior office glass, atrium and clerestory glass. Detail work on edges, frames, and corners where streaking starts.
- Exterior glass cleaning: Building façades, exterior windows, storefront, entry glass. Method matched to height and access conditions.
- High-rise rope access: IRATA-certified technicians on tower exteriors. Anchor points pre-inspected. Rescue plans in place before any technician leaves the ground.
- Water-fed pole work: Deionized water, telescoping to 65 ft, no ladder required for most mid-rise.
- Frame and edge detail: Frames, sills, and corners cleaned to match the glass. Streaks usually start at edges where rushed crews skip detail.
- Post-job documentation: Pre and post photos, method used, recommended re-clean interval. Emailed to your facilities team within 24 hours of job completion.
- Optional ongoing program: Monthly storefront and lobby maintenance. Quarterly full exterior for standard urban accounts. Biannual rope-access cycles for high-rise. Frequency adjusted to your environment.

We schedule against your operations. Most exterior cleanings run early morning before peak occupancy or after-hours; interior detail can run during business hours in zones the team cycles through.
When Cheap Window Cleaning Costs You More
Window cleaning is one of the most visible cleaning services to do badly. Streaks announce themselves from across the parking lot. The shortcuts are predictable.

Some vendors use tap water. The minerals dry on the glass within an hour, leaving spotting that gets worse with each cleaning. Two months in, the windows look worse than before the program started.
Others run untrained crews on rope access without IRATA certification. The work gets done. Then a workers’ compensation claim arrives months later, and the property manager’s general-liability carrier asks about the vendor’s safety program.
Others rush squeegee technique. Streaks vertically across the glass. The customer pays again for a re-clean, and the schedule slips.
Others miss frame and edge detail. The center of the glass is clean. The edges have residue. From across the parking lot, the windows still look streaked.
Star’s response is structural. IRATA-certified crews on rope-access work. Deionized water on water-fed pole systems. Trained technicians on traditional squeegee. Pre and post photo documentation. Method matched to the surface, not to a flat-rate per-window model. The work is auditable, and the result is clear glass that stays clear until the next cycle.

How Quality Stays Consistent
OSHA-compliant fall protection on every site, IRATA-certified technicians on rope access, deionized water on water-fed pole work, pre and post photo documentation, signed work order at sign-off. For the broader three-layer quality control mechanism that runs across our entire commercial cleaning portfolio, see our commercial janitorial cleaning services page.

Related Commercial Cleaning Services
Window cleaning is most effective layered onto a broader recurring cleaning program rather than running as a standalone vendor relationship. The cycle pairs naturally with pressure washing on the same exterior cleaning visit (especially for industrial corridor accounts where building façades and windows accumulate together), and with the recurring commercial janitorial program that handles interior lobby and entry glass between full window cleaning cycles.

Frequently Asked Questions
How often should commercial windows be cleaned?
Frequency depends on building type and exposure. Class A and B urban office typically runs 2 to 4 full exterior cleanings per year with monthly storefront and lobby maintenance. Hospitality and retail run monthly storefront with quarterly full exterior. Coastal accounts (Galveston-adjacent) need 4 to 6 cycles due to salt spray. Industrial corridor accounts (Houston Ship Channel) need 6+ due to particulate. We size frequency to actual exposure measured during the walkthrough, not a calendar default.
What method do you recommend, and why does it matter?
Method depends on building height. Storefront and ground-floor (under 8 ft) runs traditional squeegee. Mid-rise (4 to 8 stories) runs water-fed pole with deionized water for spot-free results without ladders. High-rise (8+ stories) runs IRATA-certified rope access. Some unique architectures need scaffolding or lift access. We do not push rope access on every job; if water-fed pole reaches the building cleanly, we use that method instead. The walkthrough determines the right approach.
What safety standards do your crews work under?
Window cleaning above 4 feet is regulated under OSHA 29 CFR 1910.28 (walking-working surfaces, fall protection) and OSHA 29 CFR 1910.27 (powered platforms for window cleaning). For high-rise rope access, our crews carry IRATA (Industrial Rope Access Trade Association) certification, the international standard for rope access work. Anchor points are pre-inspected for every site. Equipment is inspected pre-shift. Insurance certificates can be issued directly to your risk team or property management on request.
Why is deionized water important for window cleaning?
Houston and Dallas tap water has moderate-to-hard mineral content (7 to 12 grains hardness, 120 to 200 ppm dissolved solids). Cleaning windows with tap water and letting them air-dry leaves mineral spotting within hours. Deionized water filtered to under 10 ppm total dissolved solids dries spot-free, which is the only way to deliver the streak-free results window cleaning is supposed to provide. Most low-cost window cleaning vendors do not run deionized water systems because the equipment is more expensive.
Can window cleaning be scheduled during business hours or after-hours?
Both, depending on scope and method. Interior detail and lobby glass can run during business hours in zones the team cycles through. Exterior cleaning, especially water-fed pole and rope access work, typically runs early morning before peak occupancy or after-hours so the building exterior is not a hazard zone for foot traffic. We schedule against your operations and coordinate with property management on access timing.
Can you remove hard water stains and mineral etching from glass?
Some, depending on severity. Mineral spotting from recent tap-water residue lifts cleanly with deionized water and proper technique. Older deposits sometimes require glass restoration treatment with specialized products designed to remove mineral buildup without etching the surface. Once hard water has actually etched the glass (creating microscopic surface damage), no cleaning method reverses the damage; the affected glass needs replacement. We tell you on the walkthrough whether your glass is recoverable or restoration-only.
