What Pressure Washing Actually Does (and Why PSI Matters)
Two services run under the same name. Soft washing applies cleaning chemistry (typically sodium hypochlorite, surfactants, or biodegradable degreasers) at 500 PSI or below, lets the chemistry do the work on biological growth, then rinses. Pressure washing applies 1,500 to 3,500 PSI of mechanical force, often with hot water, to lift bonded soil, grease, and embedded particulate. Choosing wrong damages the surface or fails to clean it.

Surface-specific PSI ranges we operate to:
- Concrete, mature: 2,500 to 3,500 PSI hot water with surface cleaner attachment. Degreaser pre-treatment for grease zones.
- Concrete, newer or decorative stamped: 1,500 to 2,000 PSI cold water. Higher pressure etches the surface and lifts the sealer.
- Brick: 1,500 PSI maximum, fan tip, 18-inch standoff. Higher pressure blows out mortar joints.
- Stucco and EIFS: Soft wash only. Pressure washing drives water behind the lath and into the wall cavity.
- Painted metal canopies, doors, fascia: Soft wash with surfactant. Pressure stripping is paint removal disguised as cleaning.
- Wood (decks, fences, pergolas): 800 to 1,200 PSI, fan tip, with the grain. Higher pressure raises the fiber and shortens the wood's life.
- Vinyl siding, EFIS, sensitive substrates: Soft wash with low-volume rinse.
We walk the surface before quoting. The PSI and chemistry come from what we find, not from a flat-rate per-square-foot model.
The Risk of Neglected Exterior Surfaces
Exterior cleaning gets pushed when the budget tightens. The consequences land on three fronts.
Slip and fall:
Algae and biofilm on shaded concrete, grease tracked from kitchen exits across walkways, and oil from lot traffic all reduce slip resistance. A premises liability claim averages $20,000 to $50,000, and the discovery process always includes the maintenance and cleaning records.
Tenant and customer experience:
A retail center with stained sidewalks and grimy facade signals lower property class. Tenants renegotiate at renewal. A restaurant entrance with grease tracks loses guests before the first interaction with the host.
Surface degradation:
Algae and mildew etch concrete and stain stucco. Grease soaks into porous concrete and becomes permanent if it sits beyond 60 to 90 days. Untreated surfaces fail earlier and require restoration or replacement, which costs many multiples of recurring maintenance.

Storm Water, Chemistry, and EPA Compliance
Pressure washing wash water is not allowed to enter storm drains under the federal Clean Water Act, and Texas Commission on Environmental Quality (TCEQ) regulations layer additional requirements on any commercial site producing oily or grease-contaminated runoff. The water leaving the surface is not just water. It is the chemistry, the soil, the grease, and the biological material that came off the building.
For commercial sites with grease-contaminated runoff (restaurants, fuel stations, automotive, industrial concrete), we deploy wash water capture, vacuum recovery, or filtration berms to keep contaminated water out of storm drains. For SPCC-regulated industrial sites (Spill Prevention, Control, and Countermeasure), we provide documentation that aligns with your facility’s plan and your TCEQ Multi-Sector General Permit obligations if applicable.
Most pressure washing vendors rinse contaminated water straight into the nearest storm drain. The fines for that practice run into the tens of thousands of dollars per incident, and the citation lands on the property owner, not the cleaning vendor.

When Cheap Pressure Washing Costs You More
The shortcuts in commercial pressure washing are predictable.

Some vendors run 3,000 PSI on stucco, EIFS, or painted metal because the equipment is already on the truck. The result is gouged stucco, water driven behind the cladding, or paint stripped off the canopy. The owner pays for restoration after paying for cleaning.
Some skip wash water capture on grease-heavy sites. The runoff goes straight into the nearest storm drain. The EPA or TCEQ citation arrives months later and lands on the property owner.
Some send untrained crews into active parking lots without traffic control. A tenant vehicle gets hit by overspray, a customer slips on freshly washed walkways without signage, and the cleaning becomes a liability claim.
