Commercial Janitorial Cleaning Services

Commercial janitorial cleaning is the recurring, contract-based facility care program that keeps a building presentable, sanitary, and operating without complaint, week after week. It is not a one-time deep clean. It is not specialty floor work. It is the daily, nightly, and porter-hour cleaning program running quietly in the background of healthy commercial operations, and the loudest line item in your tenant inbox when it falls apart.

Star Building Services has run commercial janitorial programs across Texas since September 2008. We staff in-house, inspect in three documented layers, and operate from primary hubs in Houston and Dallas. Our portfolio runs from Texas Medical Center healthcare and Michelin-tier restaurants to multi-tenant Class A towers, port-corridor industrial, universities, and government accounts.

What Commercial Janitorial Cleaning Actually Means

Janitorial cleaning is a recurring, scope-defined program performed on a contracted schedule, typically nightly or several times per week, often paired with daytime porter coverage. It covers the facility’s day-to-day cleanliness baseline: trash and recycling, restrooms and breakrooms, common areas and conference rooms, vacuumed and mopped floors, and high-touch disinfection on surfaces that change with traffic.

It is a different category from a one-time deep clean, post-construction cleanup, hood cleaning, floor stripping and waxing, carpet extraction, or window detailing. Those are projects. Janitorial is the program. Done well, it is the reason you stop hearing about your cleaning vendor at all.

We provide commercial janitorial only. We do not service residential properties.

What Goes Wrong When Janitorial Service Breaks Down

You can feel a failing janitorial program before any inspection catches it. The restroom soap is empty on a Tuesday. The breakroom trash sat through Monday. The lobby glass has fingerprints from Friday. Then the complaints stack up, and by the time you open them, the vendor has already swapped your supervisor without telling you.

The patterns underneath are familiar. Cleaning hours got cut to keep pricing competitive, so the work is rushed. The supervisor stopped showing up. No inspections are documented, so there
is no record when complaints arrive. In healthcare, the protocols a tenant requires are not actually being followed. In restaurants, back-of-house detail slips and the next inspection score becomes a public problem. In a multi-tenant office, one tenant’s unhappiness turns
into a renewal conversation.

Most of this is not a cleaning problem. It is an operational problem. Janitorial is labor, supervision, documentation, and supply chain working together on a schedule. When any one layer fails, the cleaning fails.

What Our Commercial Janitorial Program Includes

Programs are structured to the facility, not pulled off a shelf. Scope, frequency, and crew size adjust to building type, traffic, regulatory pressure, and operational schedule. The shared baseline includes the following.

Daily and Nightly Recurring Cleaning:

  • Trash collection, recycling pickup, liner replacement
  • Restroom cleaning, sanitization, and consumable replenishment
  • Breakroom and food prep area cleaning
  • Floor sweeping, mopping, vacuuming
  • Lobby, entry, and conference detail
  • High-touch surface disinfection (door handles, switches, elevator buttons, shared electronics)
Professional hardwood floor restoration and commercial wood floor polishing services featuring heavy-duty rotary buffer machine maintenance.

Industry-Specific Adjustments

  • Healthcare and medical office: Color-coded microfiber protocols, bloodborne-pathogen-aware crews, after-hours access coordinated with facility security. We service Texas Medical Center tenants including Memorial Hermann and MD Anderson. Compliance-density medical cleaning is not the same as office cleaning, and crews not trained for it cause problems quickly.
  • Restaurants and Michelin-tier kitchens: Schedules built around inspection cycles, not a generic weekly cadence. Janitorial typically pairs with NFPA 96 hood cleaning and floor stripping and waxing. We service one of Houston's six Michelin-recognized restaurants and 35 other high-end restaurants across the metro.
  • Industrial and port corridors: Heavier particulate load and tighter operational windows. High-dusting: frequency runs higher than national SOPs prescribe, and shift-change cleaning windows are coordinated against picking, shipping, and refining operations. We service the Port of Houston and accounts along the Highway 225 and Beltway 8 corridors.
  • Multi-tenant office, education, government, museums: Multi-tenant Class A and B towers run on Kastle, Datawatch, or building-specific badge systems, with tenant-level scope variations coordinated during onboarding. University and education accounts run on academic calendars with turnover deep cleans built in. Museum, government, and event-venue accounts run on their own access standards. We service Texas A&M Corpus Christi, Lamar University in Beaumont, Stephen F. Austin University, Meow Wolf, and portfolios across the Energy Corridor, Galleria, Greenway Plaza, Las Colinas, and Downtown Dallas.

Why Low-Cost Janitorial Programs Break Down

Janitorial pricing is mostly labor. The largest hidden lever in this industry is hours-on-site, and the easiest way for a vendor to win on price is to cut them. Customers do not always see this happening. What they see is missed work, slipping standards, and a supervisor who disappears in month two. By the time they call a replacement vendor, the relationship is already broken.

Star’s response is structural, not promotional. We staff W2 in-house, schedule realistic cleaning time during the proposal stage, document inspections in centralized facility management software, and have grown by client retention rather than long-term contract lock-ins. Our pricing reflects what the work actually takes, including supplies, equipment, supervision, training, and insurance, all of which low-cost competitors typically remove to hit their number.

Three-Layer Quality Control: How We Actually Run It

Most janitorial vendors say “quality control.” Few will tell you what their QC actually looks like. Ours runs in three documented layers.

  • Account Supervisor:
Each account has an assigned supervisor responsible for crew performance and scope execution. The supervisor inspects every account on a recurring monthly schedule.
  • Quality Control Manager:
A dedicated QC manager performs detailed inspections across every account and audits the supervisor's work. This role exists because supervisors running their own accounts drift on their own oversight without a second set of eyes.
  • Operations Oversight:
Our operations manager performs a third evaluation across the portfolio, identifying pattern issues and structural problems that single-account inspections cannot catch.

All three layers feed into industry-specialized facility management software where work orders, schedules, inspection results, and corrective actions are logged centrally. Clients see the documentation. Issues are tracked through closure. Supervisors are accountable to a record, not memory.

This is the structure that separates a real program from a low-cost vendor, and the reason our growth has come from retention rather than from contract lock-ins.

Featured Multi-Service Engagement

Commercial cleaning programs that start with one service often scale across the full portfolio over time. The engagement below illustrates the operational pattern: a single account that began with one cleaning category and grew into a multi-service program under the same supervision and documentation.
