Polished concrete is not one finish. The Concrete Polishing Association of America defines four distinct levels, from Level 1 flat at 30-grit cream finish to Level 4 polished at 800 to 1,500-grit high gloss, and the level you choose determines the cost, the look, and the maintenance cycle for the next 10 to 20 years. The other thing most buyers do not realize: a properly polished concrete floor has no surface coating. The gloss comes from densified concrete itself, not from a wax or sealer that wears off. There is nothing to strip and recoat. There is nothing to fail in year three.
That is the part most flooring conversations skip. A polished concrete program done right replaces the entire strip-and-wax economy of a VCT floor with autoscrubbing and periodic burnishing. No annual finish failure. No quarterly burnish to hide the wear. No replacement at year seven.

CPAA Finish Levels: Which One Fits Your Floor
The Concrete Polishing Association of America defines four finish levels by abrasive grit and gloss reading. The level determines the look, the cost, and the maintenance approach.
Level 1:
Flat / Cream Finish (30 to 60 grit): Matte appearance, low gloss, no reflectivity. Standard for back-of-house warehouses, mechanical rooms, and high-traffic distribution where appearance is secondary to durability and dust suppression.
Level 2:
Ground / Matte (100 to 200 grit): Soft gloss, slight light reflection. Typical for distribution centers, retail back-of-house, light manufacturing, and food production where some sheen is acceptable but full polish is not the goal.
Level 3:
Honed / Satin (400 grit): Medium gloss with visible reflectivity. The most common commercial finish. Retail showrooms, restaurants, hospitality back-of-house, education facilities, and most healthcare administrative environments fit here.
Level 4:
Polished / High Gloss (800 to 1,500+ grit): Mirror-like reflectivity. Automotive showrooms, hospitality lobbies, premium retail, and brand-anchored corporate spaces where the floor is part of the architecture.
We walk the floor before quoting. The level recommendation comes from facility use, foot and equipment traffic, lighting, and what role the floor plays in the space. Going one level higher than the use case calls for adds cost without adding value. Going one level lower undersells the appearance the architecture was designed for.
What Polished Concrete Actually Does (and Why It Lasts)
The mechanical process runs through progressive diamond abrasives. The slab gets ground at 30 grit to remove imperfections and open the surface, then progresses through finer grits (50, 100, 200, 400, 800, 1,500 depending on target level) until the concrete itself is polished. There is no acrylic finish on top. There is no epoxy. The shine comes from the concrete.
Densifier chemistry runs in parallel. Lithium silicate or sodium silicate reacts with calcium hydroxide in the slab to form additional calcium silicate hydrate (CSH) inside the pore structure. This is the same compound that gives concrete its strength. The densified concrete is harder, more abrasion-resistant, and less porous than the original surface.
Stain protection sealer is applied last. Penetrating, no surface film. The sealer reduces oil, food, and beverage absorption without creating a layer that will fail.
The result is a floor with no recurring finish to redo. Maintenance runs on autoscrubbing with a neutral cleaner and periodic burnishing to maintain gloss, not on annual stripping and waxing.

The Cost Math: Polished Concrete vs Other Commercial Floors
The four methods used on commercial window cleaning are not interchangeable. Picking the wrong method is what creates streaks, water spots, missed sections, and safety incidents.
For a 10,000-square-foot facility on a 10-year horizon, polished concrete at $5 per square foot installs once at $50,000 and runs autoscrub and burnish maintenance for the rest of the cycle. VCT on the same horizon installs once at $50,000 to $150,000 and absorbs 6 to 10 strip-and-wax cycles at $3,000 to $8,000 each. The math favors polished concrete on most B2B commercial spaces with the right slab and the right traffic profile.

Stain, Crack, and Surface Correction
Existing concrete condition determines starting CPAA level. Older slabs with heavy traffic, oil staining, or surface damage often need more grinding to reach a polishable surface, which moves the project up in cost. We document current condition during the walkthrough rather than discovering it on day one.
Cracks get sawcut and epoxy-filled before polishing. Joints are cleaned and refilled. Spalls are repaired with polishable concrete patch.
For slabs with deep oil contamination, severe cracking, or structural issues, the honest answer is sometimes a polishable concrete overlay (a thin topping designed to bond to the existing slab) rather than polishing the slab itself. We tell you which option fits during the walkthrough, not after a contract is signed.
When Cheap Concrete Polishing Costs You More
Concrete polishing failures are predictable and expensive.
Some vendors skip the densifier. The polish looks acceptable on day one and wears through in 24 to 36 months because the surface was never hardened. The floor has to be re-polished, often from a coarser grit because of the wear pattern.
Some skip grit steps in the abrasive sequence. The result is swirl marks, uneven gloss, and a finish that looks fine under construction lighting but reveals defects under retail or showroom lighting. The customer cannot put a car on it. The floor has to be redone.
Some skip stain protection sealer. Oil from forklift traffic, food spills in retail, and beverage residue in restaurants soak into the porous surface and become permanent within weeks.
Some send untrained operators on the equipment. Gouges in the slab require concrete repair, not just re-polish.

How long does polished concrete last?
A properly polished concrete floor with appropriate densifier, full grit progression to the selected CPAA level, and ongoing autoscrub-plus-burnish maintenance lasts 10 to 20 years before the surface needs re-polish. Re-polish is also less invasive than initial polish since the densified surface has already formed. Concrete itself often outlasts the building. The lifecycle math is what makes polished concrete the lowest-cost-per-year flooring option for most B2B commercial spaces with the right slab.
What's the difference between polished, sealed, and epoxy concrete?
Polished concrete is mechanically polished with diamond abrasives plus a densifier; the gloss comes from the concrete itself. Sealed concrete has a topical sealer (acrylic, urethane, or silicate) applied to bare or lightly ground concrete; the sealer wears and recoats every 2 to 5 years. Epoxy is a thick coating bonded to the slab; lifecycle is 5 to 10 years and re-coating requires full surface preparation. Polished concrete has no recurring finish layer to fail.
Can polishing be done in occupied facilities?

Is polished concrete slippery?
When properly polished, sealed, and maintained, no. ANSI A1264.2 specifies a minimum static coefficient of friction of 0.5 for walkway surfaces, and properly polished concrete with appropriate stain protection sealer typically meets or exceeds that threshold. Slippage problems on polished concrete usually trace to incorrect maintenance chemistry (acid cleaners over time, or wax buildup from the wrong autoscrub product) rather than the polish itself. Can damaged or stained concrete be polished?
