Indoor Air Quality and What Carpets Actually Trap
A carpet pulls particulate from foot traffic, HVAC airflow, and ambient indoor environment. Without recurring extraction, that material accumulates in the fiber stack and the underlying pad. The CRI estimates that an untreated commercial carpet can hold its own weight in soil before the surface starts to look soiled. By the time the carpet looks dirty, the IAQ load has been building for months.
What is in there:
- PM2.5 and PM10 particulate (small enough to enter the bloodstream when re-airborne)
- Dust mite allergens, pet dander brought in on shoes, pollen
- Mold spores in any carpet exposed to humidity above 60 percent
- Skin cells, food spills, beverage residue, oil from foot traffic

The cleaning method that pulls all of that out is extraction. Vacuuming pulls surface debris. Surface-only cleaning rotates dirt around without removing it. Extraction is the only method that removes embedded soil from the fiber stack and the backing.

The Method Decision: HWE, Encapsulation, Low-Moisture, and Bonnet
The four cleaning methods commonly used on commercial carpet are not interchangeable. Picking the wrong method is what makes most low-cost vendors look bad on their second visit.
A typical SBS commercial program runs encapsulation or low-moisture monthly between full hot water extractions on a 6 to 12 month cycle. The frequency tracks the actual traffic, not a calendar default.
We do not sell HWE on every visit. If your carpet needs encapsulation, we will tell you that during the walkthrough. Pushing HWE on a carpet that just needs interim maintenance is how vendors over-wet carpets and create the mold and odor problems they then offer to fix.

Drying Time and Operational Downtime
The biggest operational concern in commercial carpet cleaning is not the cleaning itself. It is the time between cleaning ending and the floor being usable again.
Our committed drying time ranges:
- Hot Water Extraction: 4 to 8 hours under typical commercial conditions (HVAC running, 40 to 60 percent humidity, no obstructions). 8 to 12 hours in high-humidity or low- airflow environments.
- Encapsulation: 30 minutes to 2 hours. Carpet is walkable as soon as the polymer dries to crystals.
- Dry Compound: Immediate. Floor is usable as soon as the vacuum pass is complete.
- Low-Moisture / Bonnet: 1 to 3 hours.
We schedule jobs against your operational calendar. Most full HWE runs go after-hours or over a weekend. Encapsulation maintenance can run during business hours in zones the team cycles through. We coordinate with facility managers on HVAC timing and dehumidification to hit the published drying windows.

When Cheap Carpet Cleaning Costs You More
Commercial carpet is one of the easiest specialty services to do badly, and the failures are predictable.
Some vendors over-wet the carpet on HWE. The fiber stays wet beyond 24 hours, mold grows in the backing, the carpet smells musty, and the customer pays again to fix it.
Others use the wrong cleaning solution. Alkaline residue stays in the fiber, attracts soil faster than the original level, and the carpet looks dirty within two weeks of cleaning. The customer assumes the work was bad and switches vendors. The new vendor runs into the same residue problem.
Others skip pre-treatment. Stains that would have lifted with proper enzyme work get baked in by the hot water and become permanent.
Others do bonnet cleaning on heavy-soil carpet. Bonnet is for interim maintenance, not for restoring a carpet that has not been deep-cleaned in 18 months. The pad smears the soil rather than removing it.

Low-moisture and bonnet cleaning dry in 1 to 3 hours. Dry compound is walkable immediately. We commit drying times in writing on the work order. If your facility cannot be down for 4-plus hours, we route to encapsulation or low-moisture and explain the trade-off in deep-clean depth.
What method do you recommend and why?
It depends on the carpet condition. A facility 12 months past last deep clean usually needs hot water extraction first to reset the fiber stack, followed by monthly or quarterly encapsulation between full HWE cycles. A facility with light soil and short downtime windows runs encapsulation. A facility that cannot get wet at all (server rooms, archive storage) runs dry compound. We do not sell HWE on every visit. Does carpet cleaning actually improve indoor air quality?
Yes, when it is done with extraction. Vacuuming and surface-only methods rotate particulate without removing it. Are your technicians certified, and what does IICRC mean?
Yes. Our carpet cleaning technicians complete IICRC training before their first solo job. The Institute of Inspection, Cleaning and Restoration Certification (IICRC) is the industry standard for technicians in carpet, upholstery, and water restoration. Our equipment carries the Carpet and Rug Institute (CRI) Seal of Approval, which is the equivalent for the equipment and chemistry side. Both certifications can be verified through the IICRC and CRI databases. Many carpet cleaning vendors operate without either credential.
Can old or set-in stains be removed?
Many can. Fresh organic stains (food, beverage, pet) lift cleanly with enzyme pre-treatment and hot water extraction. Older stains and oil-based stains require solvent pre-treatment and may need a second pass. Some stains (rust, ink, dye transfer, bleach damage) are permanent because they have damaged the fiber itself and no cleaning method will reverse the chemistry. We tell you on the walkthrough which stains will lift and which will not. We do not promise removal we cannot deliver.
